Paying property bills through Bharat Connect (BBPS)
By Propway's editorial and legal desk · Reviewed 12 October 2026 · 3 min read
In short: Bharat Connect, earlier the Bharat Bill Payment System, lets you pay electricity, water, gas, broadband, society and municipal bills through any authorised app. Every payment gets a BBPS reference number, and if something goes wrong you can raise a complaint with that reference through the same app.

How it works
- Choose your biller and enter your consumer or account number.
- The app fetches the amount due and due date directly from the biller.
- You pay; the biller is credited through Bharat Connect and you get a BBPS reference.
If a payment fails or is not credited
Keep the BBPS reference. Raise a complaint in the app you paid through, choosing the reason, such as amount deducted but not credited. Complaints are tracked through Bharat Connect's standard dispute process.
Questions, answered.
Is BBPS safe?
Bharat Connect is run by NPCI Bharat BillPay, a subsidiary of the National Payments Corporation of India, and payments go through authorised operating units.
Can I pay property tax through BBPS?
Yes, where your municipal body is a biller on Bharat Connect.
