Managing your Indian property as an NRI

By Propway's editorial and legal desk · Reviewed 12 October 2026 · 5 min read

In short: To manage an Indian property from abroad, appoint someone you trust through a specific power of attorney, verify tenants, keep property tax and society dues paid, schedule regular inspections, and remember that tenants paying rent to an NRI generally deduct tax at source. Keep every document digital and shared.

Set up

  • A specific (not general) power of attorney for the tasks you need, registered or attested as required.
  • A bank account in India for rent and expenses, as permitted for NRIs.
  • Digital copies of the title deed, tax receipts, society documents and tenant agreements.

Renting it out

  • Verify the tenant's identity and complete police verification where your city requires it.
  • Use a clear rent agreement with an inventory and move-in photos.
  • Tenants paying rent to an NRI landlord generally must deduct tax at source; take advice on the rate and your filing.

Keep it in good shape

  • Pay property tax, society maintenance and utility bills on time.
  • Schedule a periodic inspection for leaks, dampness and electrical safety, especially before monsoon.
  • Get repairs quoted and photographed before you approve them.

Questions, answered.

Do tenants deduct TDS on rent paid to an NRI?

Generally yes, under the Income-tax Act rules for payments to non-residents. Confirm the current rate with a tax adviser.

How often should I get my property inspected?

At least once a year and before the monsoon, and at every change of tenant.
