In short: Find the RERA registration number in the project's ads or agreement, open your state's RERA portal, search the number or project name, and check that the promoter, project name, address, approved plan and completion date match what you were told. Only pay into the project's designated account.

Who must register
Under the Real Estate (Regulation and Development) Act, 2016, promoters must register most real estate projects with the state RERA authority before advertising or selling. Registration is generally required where the land is over 500 square metres or the project has more than eight apartments, subject to state rules.
Check it in five steps
- Get the RERA registration number from the brochure, advertisement or agreement.
- Open your state's RERA portal (for example MahaRERA in Maharashtra, GujRERA in Gujarat, RERA Karnataka in Karnataka).
- Search by registration number, project name or promoter.
- Compare the promoter name, project name, address, number of units and the proposed completion date.
- Read the uploaded approvals, quarterly progress updates and any complaints against the project.
Warning signs
- No registration number on a new project that should be registered.
- The number belongs to a different phase, tower or promoter.
- The completion date on the portal is much later than the one you were promised.
- A request to pay into an account other than the project's designated account.
Questions, answered.
Do resale flats need RERA registration?
RERA registration applies to projects being developed and sold by a promoter. For a resale flat in a completed building, check the title, occupancy certificate and society documents instead.
Where do I complain about a registered project?
To the RERA authority of the state where the project is located, through its online complaint process.
