In short: Most lenders ask for identity and address proof, income proof (salary slips and bank statements, or ITRs and business proof if self-employed), and the property's documents: the sale agreement, title papers, approvals and, for a new project, the builder's allotment letter and RERA details. Keep clear copies ready to speed up approval.

About you
- PAN and Aadhaar or another identity and address proof.
- Photographs and the filled application.
- Salary slips and bank statements, or ITRs, financial statements and business proof if self-employed.
About the property
- Agreement for sale or allotment letter.
- Title documents and chain of title for resale property.
- Approved plan, commencement or occupancy certificate, and RERA registration for new projects.
- Society NOC for a resale flat.
Before you apply
Lenders run their own legal and technical checks on the property. A title check and a property inspection before you commit help you avoid a loan rejection late in the purchase.
Questions, answered.
Does the bank check the property's title?
Yes, lenders do a legal and technical evaluation before disbursing, but it protects the lender. Your own title check protects you.
